The committee began review of the document. Linda Baker noted that crosschecking of references would need to be done. Changes (indicated in italics) to the document and discussion included:
· Page 1.2 The need to amend the Town Plan land use section was noted. Sharon suggested inserting the purpose statement with a brief description of allowed uses. Do not insert dimensional requirements as they may change over time.
· Page 2.1 Section 2.2
(2) Boundaries move with river channel - standard
(6) Use “State’s grid north” for compass heading, Sharon will check.
· Page 2.2 (C) “Where available (i.e. in Flood Hazard Zones…)
· * Table 2.1 Village I District (2) Restructure sentence to read “All permitted uses are subject to site plan review…except…” or edit into two sentences. Noted 15 feet green space is equal to the front set back area in Village I District.
· Table 2.2 Village II District. Sharon will redraft, and (6) make it clear that “ski facilities allowed” is by conditional, not permitted use.
· Table 2.3 Rural I District
(B) Permitted Uses – remove “Snack Bar” from frontage category, need no
frontage.
Add Bed & Breakfast, remove from conditional use.

· Section 3.16 Steep Slopes. Slope percentages are based on NRCS recommendations. Larry Williams noted that the 15% and 25% limits are an issue for Restone. “Best management practices” as determined by the State.
· Section 3.18 Water Supply and Wastewater. (b) (1) Strike? Defer to State regulations, or keep more restrictive?
For the August meeting:
· Amy will procure VTrans information re: B-71 and A-76 road standards.
· Jen will measure and count the signs at the Bolton Store.
· Rodney will bring in SPA maps.
· Sharon will bring decibel chart.
· Decisions regarding VII will be tabled as bob and Larry are unable to attend the August meeting.

Larry Williams stated that the wastewater system is private, and therefore needs to be a permitted use. He added that he has issues with building envelopes and conditional vs. permitted use with regard to the current VII District, stating that the draft regulations were over reaching, over regulating, and over restricting.
The next scheduled meeting of the MPG Advisory Committee will be Tuesday, August 10, 2004 6 – 9 p.m. at Smilie School.
Joss and Margot noted that they would be unable to attend the 8/10/04 meeting.
