Rob Heimbuch called the hearing to order at 7:00 p.m.
Jeff Garfield, landowner, appeared on behalf of the application.
Rob Heimbuch swore in Mr. Garfield.
Dick Ward noted that the required setbacks in the Agriculture and Rural I District were 50 feet sideyard, and 35 feet rearyard.
Rob Heimbuch asked for information regarding the proposed garage. Mr. Garfield noted that there currently is an attached garage on his property, which is not large enough for either of his 2 commercial vehicles for his carpet business. Mr. Garfield added that there was no where else on his property to put the garage, and that the garage needed to be 24’ x 24’ to house the vehicles.
The Board and Mr. Garfield reviewed the map of the property.
Susan Vita asked how the neighbors felt about the proposed setbacks. Mr. Garfield entered into record a letter from Tina Atwood, which stated that the proposed garage was fine.
Greg Swan asked how close neighbors were in relation to his property. Mr. Garfield stated that Mark and Tina Atwood’s home and shop were 500 – 600 feet away.
Susan Vita asked if there would be a drain or any plumbing installed in the proposed garage. Mr. Garfield stated absolutely not, the only purpose would be for vehicle/ storage.
Mr. Garfield added that down the line he would like to turn the existing 18’ x 12’ attached garage into additional living space.
Greg Swan asked Dick Ward if there was a building permit required in addition to the variance. Dick stated yes, that garages are allowed to be 35’ high. Greg asked how high the proposed garage would be. Mr. Garfield replied it would only be a one-story garage.
Mike Rainville asked if Mr. Garfield would be running his business out of the garage. Mr. Garfield replied no, it would only be used for vehicle parking and storage, that he was a subcontractor and worked out of a warehouse in Burlington.
Greg Swan asked if there were any minimum distances required between buildings. Dick Ward stated there was not. Mr. Garfield stated that it would be approximately 40 – 45’ between the buildings.
Greg Swan asked if the abutters were notified of the hearing. Amy Grover replied that hearing notices were sent to the abutters.
Rob Heimbuch asked if there were any other questions or comments. There were none.
Rob called for a motion. Susan Vita made the motion to approve Jeff Garfield’s appeal for a variance from Article III, Section 3, subsection D, Dimensional Requirements.
Greg Swan seconded the motion.
All were in favor.

Amy Grover reviewed the status of the work being done with regard to the municipal planning grant.
Dick Ward noted that at the present time there were no applications for the DRB on the horizon.
